Buying, selling, or renting property in Portugal involves a significant amount of paperwork, and if any of it is in English (or you need to understand a Portuguese document in English), a certified translation is essential. Property transactions have legal consequences, and you need to understand exactly what you’re signing.
I handle property document translations in both directions – English to Portuguese and Portuguese to English – so you’re covered whether you’re dealing with Portuguese authorities or UK ones.
Certified translation for Portugal (English → Portuguese)
If you’re providing documents to a Portuguese notary, lawyer, land registry, or tax authority, they’ll need to be in Portuguese with certification by a Portuguese lawyer, as required by Portuguese law.

Buying property in Portugal. The purchase process involves multiple documents: the promissory contract (contrato de promessa de compra e venda), the deed of sale (escritura), land registry records (certidão de registo predial), tax records (caderneta predial), and more. If you’re a foreign buyer, your lawyer or the notary may require certified translations of documents you’re providing in English – things like a power of attorney, proof of funds, or foreign mortgage pre-approvals.
Selling property. If you’re selling to a foreign party and need English-language documents submitted to a Portuguese authority or notary, certified translations into Portuguese ensure the transaction proceeds smoothly.
Rental contracts. If a landlord needs a foreign tenant’s references or previous rental agreements translated into Portuguese for an agency or legal matter, I handle that.
Mortgage applications. Applying for a mortgage with a Portuguese bank often means providing foreign financial documents. A certified translation ensures the bank accepts them without delay.
Proof of accommodation for AIMA. Your residence permit application requires proof of accommodation. If you have a foreign housing document that needs translating into Portuguese, I can help.
Property disputes or legal proceedings. If a property matter goes to court or arbitration in Portugal, all foreign-language documents must be translated and certified for submission.

UK authorised translation (Portuguese → English)
If you own property in Portugal and need Portuguese property documents translated into English for UK authorities, I personally translate them. I’m listed on the GOV.UK directory as an authorised translator for British nationals in Portugal, so my translations are officially recognised by the UK government.
Common situations where you’ll need this:
HMRC and UK tax returns. If you own Portuguese property and need to declare rental income, capital gains, or property value to HMRC, you may need English translations of the escritura, caderneta predial, or rental contracts.
UK solicitors and legal proceedings. If a UK solicitor needs Portuguese property documents for an inheritance matter, divorce settlement, or financial disclosure, a GOV.UK authorised translation carries the recognition they expect.
UK mortgage or remortgage applications. Some UK lenders ask for translated proof of overseas property ownership as part of affordability checks or asset declarations.
Understanding the escritura before signing. The deed of sale is the document that legally transfers ownership. The notary reads it aloud in Portuguese at the signing. Having it translated into English beforehand means you know exactly what you’re committing to. I strongly recommend this for any British expat buying property in Portugal.
Informal translation for personal understanding
Not every translation needs legal certification. If you simply want to understand a Portuguese property document in English – a rental contract, a tax notice from Finanças, or a letter from your condominium – I can provide an informal translation. It won’t carry legal certification, but it gives you a clear, accurate understanding of what the document says.
The apostille
Property documents issued in Portugal (such as the caderneta predial or certidão de registo predial) do not need apostilles for use within Portugal. They’re already Portuguese official documents.
If you’re providing foreign property documents for use in Portugal (for example, proof of property ownership abroad as part of a Golden Visa application), those may need an apostille from the country of origin plus a certified translation.

Property documents tend to be longer than civil certificates, so the price depends on the length and complexity. A single-page caderneta predial will cost less than a twenty-page promissory contract.
GOV.UK authorised translation (Portuguese → English) starts from €65. Pricing depends on the document length and complexity.

Can you translate Portuguese land registry documents into English? Yes. I personally translate Portuguese documents into English, and my translations are recognised by the UK government. This is common when foreign buyers want to understand the certidão de registo predial or caderneta predial in English before proceeding with a purchase.
What’s the difference between the escritura and the contrato de promessa? The contrato de promessa de compra e venda is the promissory contract, typically signed early in the process, that commits both parties to the transaction. The escritura is the final deed of sale that legally transfers ownership. Both are important, and both should be understood before signing.
Is the certification the same for both directions? No. For English-to-Portuguese translations, all translations are certified by a Portuguese lawyer, as required by Portuguese law. For Portuguese-to-English translations, I provide a GOV.UK authorised translation – my credentials as a listed translator on the GOV.UK directory give the translation official recognition in the UK.
